Essential Factors: What Voids a Roofing Warranty?

You just bought a new roof. You have the paperwork, you see the “Limited Lifetime Warranty” logo, and you feel safe. You assume that for the next 50 years, you are covered no matter what happens.

Unfortunately, that is not always true.

A roofing warranty is a contract. Like any legal agreement, it has terms and conditions. If those conditions are broken, that warranty becomes void. We have seen heartbroken homeowners in Salisbury call us for a repair, thinking they are covered by a warranty from a previous roofer, only to find out the warranty was dead the moment the last nail was driven.

At G and Bros, we want to make sure your investment is actually protected. Here are the most common ways homeowners (and bad contractors) accidentally void their GAF warranty.

1. Improper Installation (The Silent Killer)

This is the most common reason warranties are voided. GAF is very specific about how their shingles must be installed. They have rules for everything:

  • How many nails go into each shingle (usually 4 to 6).
  • Where the nails are placed (the “nail zone”).
  • What type of underlayment is used.

If you hire a contractor who is not GAF certified, or one who rushes the job, they might “high nail” the shingles (putting nails too high up so they don’t catch the shingle below).

The Trap: The contractor might hand you a warranty document when they finish the job. It looks official. But five years later, when you file a claim for storm damage, GAF will send an inspector. If that inspector lifts a shingle and sees the nails are in the wrong spot, your claim is denied. The warranty was technically void from Day 1 because the installation instructions were not followed.

2. The “Handyman” and Unauthorized Repairs

Let’s say three years after your roof is installed, you get a new satellite dish put up, or you hire a general handyman to install a skylight.

If that handyman is not a certified roofer, and they disturb the shingles or flashings, they can void your warranty. GAF guarantees the integrity of their system. If someone else comes along and cuts into that system, GAF can no longer guarantee it will work.

The Rule: If anyone touches your roof, they need to know exactly what they are doing. If you need to add a vent or fix a small issue, call your original certified installer. Don’t let the cable guy start prying up shingles to run a wire.

3. DIY Roof Repairs

We love the DIY spirit on the Eastern Shore. But your roof is the one place where you should put the hammer down.

If you try to patch a leak yourself with a bucket of tar or some caulk from the hardware store, you are altering the roofing system. GAF warranties cover “manufacturing defects.” They do not cover damage caused by “alterations.”

By applying foreign materials (like silicone or tar) to your shingles, you might solve the leak temporarily, but you have likely voided the coverage for that section of the roof. If that repair fails and causes a massive rot issue later, GAF will not cover the damage because it was caused by an improper repair, not a product defect.

4. Improper Ventilation (The Hidden Enemy)

This is the one that surprises homeowners the most.

Your roof needs to breathe. It needs air coming in through the soffits (under the eaves) and air going out through the ridge vent. If your attic does not have enough airflow, heat builds up. In the summer, your attic can reach 150 degrees.

This extreme heat cooks the shingles from the bottom up. It creates “thermal shock” that causes shingles to blister, curl, and age prematurely.

If GAF inspects a failed roof and finds that the intake vents were painted over or the insulation is blocking the airflow, they can void the warranty. They argue—correctly—that the shingles failed because they were baked by poor ventilation, not because the shingle itself was bad.

5. Installing a New Roof Over an Old One (Overlay)

To save money, some homeowners ask for a “layover,” where the new shingles are nailed right on top of the old ones.

While this is legal in some areas, it severely limits your warranty coverage.

  • The heat gets trapped between the two layers, shortening the shingle life.
  • The new shingles cannot lay perfectly flat, making them more prone to wind damage.
  • Since GAF cannot verify the condition of the deck underneath, they typically offer a much shorter or more limited warranty on layovers.
