- Rental property scheduling. OC is a vacation rental market. We coordinate installs to fit between Memorial Day and Labor Day turnovers, most single-story projects complete in 1 to 2 days, and we handle HOA or condo association documentation when required.

For a straightforward one-story single-family home in West Ocean City or Caine Woods, full roof replacement runs $12,000 to $18,000 all-in. Oceanfront, Bayside, and Inland: Three Different Roofing Jobs
We divide our Ocean City work into three categories because each calls for a slightly different spec:
Oceanfront properties (any home within half a mile of the Atlantic, including the Boardwalk corridor and North Ocean City): these roofs see the most direct salt-air exposure and wind uplift. We specify GAF Timberline UHDZ shingles, stainless ring-shank nails, aluminum flashings, and ridge-vent systems engineered for high-wind conditions. Expect 18 to 22 years of service life on a properly-installed oceanfront shingle roof.
Bayside and Assawoman Bay properties (homes facing the bay, in Caine Woods, Montego Bay, Little Salisbury, and similar): less direct salt spray but still coastal. We usually recommend GAF Timberline HDZ with stainless fasteners and algae-resistant shingles because the high humidity promotes algae growth. Expect 22 to 26 years of service life.
Inland and West Ocean City properties: standard architectural shingle specs work well here. GAF Timberline HDZ with the manufacturer’s standard fastener schedule, paired with Algae-Guard for the humidity. Expect 25 to 30 years.
