This is the pre-solar roof checklist we walk every Delmarva homeowner through before they sign a solar contract. It is the same checklist a quality solar installer should run on their own, but plenty of them skip it.
The 6-Step Pre-Solar Roof Checklist
1. Independent Roof Inspection (Not From the Solar Company)
Solar companies have a financial interest in saying your roof is fine. Get a roofer to inspect it independently. Free inspections take 30 to 60 minutes and give you the unbiased read you need.
2. Repair All Flagged Issues
Lifted shingles, cracked flashing, soft decking spots, missing pipe boots. Anything the inspector flags has to be repaired before solar panels go on. Once panels cover the roof, fixing these problems becomes 3 to 5 times more expensive because of the removal-and-reinstall cycle.
3. Confirm Roof Age and Remaining Life
If your roof is more than 12 years old, get a remaining-life estimate. The math is straightforward:
- 10+ years of remaining life: install solar now.
- 5 to 10 years: borderline. Calculate the cost of replacing in 5 years (including solar removal and reinstall) vs replacing now.
- Less than 5 years: replace the roof first. Always.
4. Verify Structural Capacity
Solar arrays add 2.5 to 5 pounds per square foot. Most modern Delmarva homes can handle this easily, but older homes (built before 1990) with 1/2 inch plywood decking and 24-inch rafter spacing may need reinforcement. A structural assessment costs $200 to $500 and saves you from sagging decks down the line.
5. Check Your Shingle Manufacturer’s Solar Warranty Position
Some manufacturers (GAF Solar Elite, for example) preserve your roofing warranty if the solar work is done by their certified installers. Others void the warranty the moment a panel mount penetrates the roof. Know which camp your shingles fall into before signing.
6. Document Pre-Solar Roof Condition
This is the step most homeowners skip and regret. Have your roofer take dated photos of every roof slope, all flashing details, and your attic interior. If a leak develops 3 years from now at a solar mounting point, you need proof that the roof was sound before the solar contractor got there.
What If Your Roof Is Almost Ready But Needs Some Work?
You have three options:
- Repair only what is needed, install solar. Cheapest upfront. Works if remaining life is 10+ years.
- Partial replacement (worst slopes only). Sometimes makes sense for asymmetric wear.
- Full replacement, then solar. Highest upfront cost. Lowest 25-year cost. Required if remaining life is under 5 years.
The honest math is that option 3 saves money over the long run for any roof past 12 years old. The cost of removing and reinstalling solar later wipes out whatever you save by delaying replacement.

2 to 4 weeks ahead is ideal. That gives time to schedule any repairs without delaying your solar install. If repairs are extensive, plan for 6 to 8 weeks.
Can I install solar on a metal roof?
Yes. Standing seam metal is actually ideal for solar because mounting clips clamp to the seams without any roof penetration at all. If you are getting metal, this is worth knowing.
