One of the most common questions we get from homeowners in Salisbury, Ocean City, and across the Eastern Shore is which roofing material is the right call: traditional architectural asphalt shingles, or a metal roof. Both have real strengths. Both have real tradeoffs. And the right answer depends on your home, your budget, how long you plan to stay, and what kind of weather you expect to face on the Delmarva coast.

  • You plan to stay long-term (20+ years). Metal’s 40 to 60 year lifespan amortizes the higher upfront cost into a lower lifetime cost.
  • You live within a few miles of the Atlantic or the bay. Aluminum or galvalume metal handles salt air dramatically better than asphalt. Properties in Ocean City, Ocean Pines, Bethany Beach, or any direct waterfront are strong metal candidates.
  • You want maximum wind resistance. Standing seam metal panels handle 140+ mph winds with the right fastening. That matters during nor’easters and tropical systems.
  • Energy efficiency matters to you. Reflective metal roofs lower summer attic temperatures and can cut cooling costs by 10 to 25 percent in hot months.
  • You want fewer maintenance calls. Metal does not curl, blister, or lose granules. It mostly just sits there and does its job for decades.


How Delmarva Coastal Climate Tips the Decision


If you lived in central Pennsylvania, this would be a straightforward budget-vs-longevity decision. On Delmarva, the coastal climate adds factors most national comparison guides do not mention:


  • Salt air accelerates asphalt shingle aging and corrodes standard metal fasteners. Within 2 to 5 miles of saltwater, both materials need upgrades over the standard inland spec.
  • Chesapeake Bay watershed humidity stays high year-round. That feeds black streak algae on asphalt and keeps roofs damp longer between rains.
  • Hurricane corridor exposure means every roof needs to handle 130+ mph wind events without losing material.
  • Nor’easter rain finds gaps in older flashing. Metal’s continuous panels have fewer water-entry points than thousands of individual shingles.

For homes within a couple miles of saltwater, metal moves from “luxury option” to “long-term economical choice.” For homes further inland in Salisbury, Hebron, Fruitland, and the rest of central Wicomico County, a properly-installed GAF asphalt system is usually the better value.



Common Myths About Both Materials


A few things you may have heard that are not quite true:


  • “Metal roofs are loud in the rain.” Modern metal roofs install over solid decking and underlayment, which dampens sound dramatically. Inside a finished home, you barely hear it.
  • “Metal roofs attract lightning.” Metal does not attract lightning. It does conduct it safely to the ground if struck, which is actually safer for the house.
  • “All asphalt shingles are the same.” 3-tab shingles are not architectural shingles, and budget shingles are not premium shingles. The brand, weight, and wind rating matter enormously.
  • “Metal will rust.” Quality aluminum or galvalume metal does not rust in coastal salt air. Standard galvanized steel can corrode, which is why we never spec it for waterfront Delmarva homes.

How much does metal roofing cost compared to asphalt on Delmarva?


Expect roughly twice the upfront cost. A 2,500 sq ft Delmarva home runs $10,000 to $16,000 for quality architectural asphalt and $20,000 to $40,000 for metal, depending on style and alloy.


Can I put a metal roof over my existing asphalt shingles?


Sometimes yes, but we generally do not recommend it on Eastern Shore homes. Stripping the old roof lets us inspect the deck, replace any soft plywood, and start the new system on solid ground. Overlay installs can trap moisture and shorten the new roof’s life.


Which holds up better against hail on the Eastern Shore?


Metal usually dents but does not lose its weather seal. Asphalt can lose granules or crack under hail impact and may need repair or full replacement. Impact-resistant Class 4 asphalt shingles narrow the gap.


Will a metal roof lower my homeowners insurance premium?


In some cases yes. Many Maryland and Delaware insurers offer discounts for impact-resistant or wind-rated roofs. Check with your carrier before committing.
