Your Local Salisbury New Roof Installation Specialists

A new roof installation is what goes on top of a new home, a finished addition, or any structure that has not had a roof before. It is different from replacement, where we tear off an existing roof first. Installation work happens on bare decking, often coordinated with builders, framing inspectors, and HVAC contractors. The stakes are different too: this is the FIRST roof on a house that will hopefully stand for 50+ years. We have installed new roofs for Salisbury custom homes, North Salisbury subdivision builds, downtown additions, and Camden Avenue corridor commercial buildouts.

G and Bros has been a family-owned Eastern Shore roofing company since 2012. Our founder Guillermo Molina-Reyes brings 25+ years of hands-on Maryland roofing experience to every estimate, and every member of our sales team has worked on a roof, not just sold one. When you hire us for a new installation, you get GAF Certified Plus contractor standards, full manufacturer warranty registration on every job, and our 5-year workmanship warranty on top.

Whether you are building a custom home with your own builder, finishing a basement-to-second-story addition, replacing a roof on a home you just bought from a builder, or installing a roof on a new commercial buildout, we will inspect the framing with you, coordinate timing with the builder and other trades, provide a written estimate with material options at every tier, and stand behind every job. We are based at 109 Clark Street in Salisbury, so we can usually meet you on site within 1 to 3 business days.

When Do You Need a New Roof Installation in Salisbury?

People often ask the difference between installation and replacement. Replacement means tearing off an existing roof and putting on a new one. Installation means putting on the first roof a structure has ever had, or putting on a roof immediately after tear-off when no roof material is on the decking. Here are the scenarios where you would call us for installation specifically.

New construction custom home

You are building a custom home in Salisbury, the North Salisbury subdivision corridor, or out toward Pemberton or Riverside Drive. Your builder usually subcontracts the roof, but you can also bring in your own roofing contractor if you want a specific material tier, warranty coverage, or workmanship standard that goes beyond builder default. We have worked with most Salisbury area builders directly and can coordinate timing with framing and exterior trades.

Spec home from a production builder

You bought a new-construction home from a production builder in the last 6 to 12 months and you have questions about the builder-grade roof. Maybe the shingles look wrinkled, the ridge ventilation looks wrong, or the flashing details around the chimney bother you. We can inspect with a drone, document any issues, and help you pursue a builder warranty claim if the install was incomplete. We can also replace a builder-grade roof with an upgraded specification if you want better materials and longer warranty coverage.

Home addition

You added a second story, a new wing, a garage with living space above, or any structural addition that needs a roof. Most additions tie into the existing roof at a junction (ridge intersection, valley, or hip), and getting the flashing right at that junction is the difference between a watertight 30-year roof and a leak the first time it rains. We have done dozens of Salisbury addition roof installations and we know how to integrate the new roof field cleanly with what is already there.

Detached structure (garage, workshop, ADU)

You built a detached garage, a workshop, a backyard ADU, or an outbuilding that needs a roof. We install on these the same way we install on any new construction: tear off any temporary protection, install ice-and-water shield, underlayment, flashing, the new roof field, and ridge ventilation. Most detached structures are small enough that we can install in a single day.

Total tear-off and re-install

You had a roof that was completely shot (rot, severe storm damage, multiple layers we had to take down), and we tore off everything before installing a new system. This is technically replacement followed by installation, but for billing and warranty purposes we call it new installation because we install on bare decking. We do this on Salisbury homes built before 1980 that had three layers of old shingles stacked up over the decades.

Salisbury New Roof Installation: Process and Timeline

For new construction homes, additions, and detached structures, installation timing depends heavily on the rest of the build. Here is how we coordinate.

Step 1: Framing Inspection and Estimate

Before framing complete

We come out before the framing inspection passes. We walk the structure with you and the builder if applicable, measure the roof field, check the rafter or truss spacing, confirm decking material specs, and identify any issues that need to be addressed before the roof goes on. You receive a written estimate within 24 to 48 hours.

Step 2: Material Order and Coordination

1 to 2 weeks before install

Once you sign, we order materials and coordinate timing with your builder. For new construction, this usually means installing right after the framing inspection passes and immediately before the exterior trades start. For additions, this means coordinating with whatever interior work needs to happen first. We hold a 2-week buffer in our schedule for builders.

Step 3: Underlayment, Flashing, and Decking Check

Install day 1 morning

We arrive on the scheduled day with all materials staged. We walk the decking one more time to confirm everything is solid and clean. We install ice-and-water shield at the eaves, valleys, and any penetrations. Synthetic underlayment goes on next, drip edge, starter strip, and all flashing details where they meet other structures or penetrations. For additions, we integrate the new flashing with the existing roof at the junction.

Step 4: Shingle or Metal Installation

Install day 1-2

The new roof field goes on next. For asphalt shingle, we install with the GAF LayerLock 6-nail pattern that meets the manufacturer’s highest wind warranty. For standing seam metal, we work from eave to ridge with hidden fastener panels. For cedar shake or slate, we use copper or stainless steel fasteners and we ventilate underneath. Ridge cap and ridge ventilation go on last.

Step 5: Cleanup and Warranty Registration

End of install day

Magnet sweep across the entire yard and driveway. All debris hauled away. Final walk-through with you and the builder, including drone fly-around photos. We register your GAF warranty with the manufacturer the same day. You get the warranty paperwork and final drone photos by email within 48 hours.

Most Salisbury single-family new installations take 1 to 2 days for typical ranch and 2-story homes. Larger custom homes or commercial installs may take 2 to 4 days. Additions and detached structures usually take 1 day. We coordinate timing with your overall build schedule.

Installation vs Replacement: Which Service Do You Actually Need?

Homeowners sometimes call asking for one service when they actually need the other. Here is a quick decision framework.

You need a New Roof Installation if:

The structure has never had a roof before (new construction custom home, new spec home, fresh addition, detached structure), OR you have already removed the entire previous roof down to bare decking. The roofer installs on a clean substrate.

You need a Roof Replacement if:

The structure currently has a roof that is failing, damaged, or end-of-life. The roofer tears off the existing roof first, then installs the new one. From an outcome perspective, you end up in the same place. But the process, the pricing, and sometimes the warranty registration differ.

You need both, sometimes:

A total tear-off-and-rebuild is technically both. We replace the existing roof system AND install a new one on the bare decking. We typically quote and bill these as replacement jobs.

When you call us at 410-677-4975, we will help you figure out which service applies to your situation. If you are not sure, we will look at your home, give you a clear recommendation, and refer you to our Salisbury roof replacement service if that is what fits.

Salisbury New Roof Installation FAQs

How much does a new roof installation cost in Salisbury MD?

Salisbury new roof installation prices range from $7,500 (3-tab on a small ranch new build) to $52,000 (cedar shake or slate on a large custom home). Most new construction installs we do land between $9,500 and $18,000 for GAF Timberline HDZ on a standard 1,800 to 2,500 square foot home. Larger custom builds and additions vary based on roof complexity (number of valleys, dormers, hips), square footage, slope, and material choice. We provide free written estimates showing 2 or 3 tier options.

Do you work with builders in Salisbury for new construction?

Yes. We have worked with most Salisbury area builders on new construction homes. We coordinate timing with the framing inspector, exterior trades, and HVAC contractor so the roof goes on at the right point in the build sequence. We can be brought in as the builder’s subcontractor OR as the homeowner’s preferred roofer if you are bringing your own contractor in. We hold a 2-week buffer in our schedule specifically for builders. Call us at 410-677-4975 to coordinate.

What is the difference between roof installation and roof replacement?

Installation goes on a structure that has never had a roof before, or on bare decking after a previous roof has been completely removed. Replacement tears off an existing roof and puts on a new one. From the final outcome they look the same, but the process and the pricing differ. New construction homes, additions, and detached structures need installation. Failing or storm-damaged roofs need replacement. Total tear-off-and-rebuild jobs are technically both, and we usually quote those as replacement. When you call us, we will help you figure out which service applies.

Are you licensed and insured?
