Your Local Salisbury Roof Replacement Specialists
A roof replacement is one of the biggest investments you will make in your Salisbury home. Done right, it adds 25 to 30 years of weather protection, raises your resale value, lowers your cooling and heating bills, and often unlocks a homeowner insurance discount. Done wrong, it leads to leaks within 5 years, a voided manufacturer warranty, and a fight to get someone back out to fix what should have lasted. We have replaced roofs across Salisbury, Camden, North Salisbury, Pemberton, and the rest of Wicomico County since 2012. We know what works and what does not.
G and Bros has been a family-owned Eastern Shore roofing company since 2012. Our founder Guillermo Molina-Reyes brings 25+ years of hands-on Maryland roofing experience to every estimate, and every member of our sales team has worked on a roof, not just sold one. When you hire us for a full replacement, you get GAF Certified Plus contractor standards on every job, the GAF Silver Pledge product warranty on every replacement, and our 5-year workmanship warranty on top.
Whether your current roof has reached the end of its life, sustained major storm damage that exceeds repair scope, or you are planning ahead before selling, we will inspect with a drone, walk your attic for ventilation issues, and give you a written estimate with material options at every price tier. We are headquartered at 109 Clark Street in Salisbury, so most estimates happen within 1 to 3 business days of your call.
When Is It Time to Replace Your Salisbury Roof?
Most Salisbury homeowners we talk to want to know: is now actually the right time? Sometimes it is. Sometimes a repair gets you another 5 to 10 years. Here are the signs we tell our customers indicate it is time for a full replacement.
Your roof is over 20 years old
Most asphalt shingle roofs on Salisbury homes are rated for 25 to 30 years but realistically last 20 to 25 in our Mid-Atlantic climate. If your roof is over 20 years old and showing widespread granule loss, curled edges, or repeated leaks, replacement is usually more cost-effective than chasing repairs.
Widespread granule loss
Granules are the protective layer on your shingles. When they wear off, the asphalt underneath starts breaking down from UV exposure. Look in your gutters: heavy granule buildup is a sign the roof is past its productive life. We document granule loss with drone photos and show you exactly what we see.
Multiple leaks in different areas
One leak is usually a repair. Three leaks in different parts of the roof tells us the roof is failing as a system, not in one spot. Patching three leaks rarely lasts more than a few seasons before the next one shows up.
Rotted or sagging decking
If we step on your roof and feel sponginess underneath, the plywood decking is rotting from accumulated moisture. That is structural damage. You cannot patch around it. The roof and the decking both need to come off.
Layered roofs (2 or more layers)
Salisbury building code allows a maximum of 2 layers of shingles. If your home already has 2 layers, the next roof has to be a tear-off, not a layover. Most older Salisbury homes we inspect have 2 layers from a 1990s or 2000s install. Plan for a full tear-off in the budget.
You are selling within 1 to 3 years
A new roof is one of the strongest single-line items a home inspector checks. A 20+ year old roof on a Salisbury listing can shave $10,000 to $25,000 off your asking price or kill the deal entirely. If your roof is old and you plan to sell, replacement now usually pays for itself at closing.
You have major storm damage that exceeds repair scope
If 30 percent or more of your roof field is damaged from a single storm event, insurance usually approves a full replacement rather than a partial repair. We work with your adjuster to document the full damage scope and supplement the claim if the initial estimate falls short.
Salisbury Roof Replacement: Material Options and Costs
Material choice is the biggest single price driver on a Salisbury replacement. Here are the tiers we install most often, what they cost, and how long each one lasts on a Wicomico County home.
GAF Timberline HDZ Architectural Shingle
$8,500 to $16,000 installed
Lifetime warranty (30 to 50 years realistic life on Salisbury homes)
The standard for most Salisbury replacements. LayerLock technology with the 6-nail pattern meets GAF’s highest manufacturer wind warranty (130 mph rated). Available in 12 colors that work for downtown historic homes, Camden corridor properties, and newer North Salisbury subdivisions. Best value-per-dollar for typical 1,800 to 2,500 sq ft homes.
GAF Timberline UHDZ Premium Shingle
$11,000 to $22,000 installed
Lifetime warranty (35 to 50 years realistic life)
The heavier-spec upgrade for homes in areas with heavy storm exposure or south/west-facing exposed slopes. Same LayerLock pattern plus thicker shingle material and improved color depth. Recommended for Camden Avenue corridor homes that catch wind off the open inland approach, and for homeowners planning to stay 15+ years.
Standing Seam Metal
$20,000 to $42,000 installed
40 to 70 year lifespan, often outlasts the home
The longest-lasting option, with no granule loss and minimal maintenance. Sheds snow and water faster than shingle, which matters for Salisbury homes with low-slope sections. Common on newer custom builds and contemporary Salisbury University area faculty homes. Higher upfront but lowest cost-per-year of ownership.
Cedar Shake or Natural Slate
$24,000 to $58,000 installed
50 to 100 year lifespan with proper installation
For historic downtown Salisbury homes from the 1920s through 1940s that want to maintain period-correct character. Both materials qualify for historic preservation credit on some Salisbury homeowner tax assessments. Significantly more expensive but unmatched aesthetic on a 1920s craftsman or 1930s Tudor.
3-Tab Asphalt Shingle
$6,500 to $11,000 installed
15 to 25 year lifespan
The budget option. We install 3-tab for rental property owners, investment properties, and homeowners who plan to sell within 5 years. Lower wind rating (60 to 90 mph) and shorter warranty than architectural shingle, but the best entry price point on the market.
Every replacement includes new synthetic underlayment, ice-and-water shield at the eaves and valleys, new flashing where needed, ridge ventilation, and full job-site cleanup with magnetic nail sweeper. Tear-off and disposal are included in every quote we give.
Financing through Enhancify is available with 2 to 7 year terms. Most Salisbury homeowners we work with finance at least part of the replacement. We will show you the monthly payment alongside the total so you can decide what fits your budget.
Our Salisbury Roof Replacement Process
A full roof replacement is a bigger commitment than a repair. Here is exactly how we run a Salisbury job from estimate to warranty registration.
Step 1: Free Drone Inspection and Attic Walk
We schedule within 1 to 3 business days. The drone inspection covers every square foot of the roof. We walk your attic to check for moisture, ventilation issues, and decking condition before we quote. You get a written report and a recommendation.
Step 2: Multi-Tier Written Estimate
You receive a written estimate within 24 to 48 hours showing 2 or 3 material tier options at different price points. We never push you toward the most expensive option. If a Timberline HDZ at $12,000 will serve your home for 25 years, we tell you that.
Step 3: Material Order and Schedule
Once you sign, we order materials, schedule the job (typically 2 to 6 weeks out depending on season), and reserve the dumpster. Most Salisbury replacements happen in 1 to 2 days for typical ranch and 2-story homes. Larger or steeper roofs may take 3 days.
Step 4: Tear-Off, Decking, and Install
Day 1 morning: tear off existing roof down to decking. Inspect decking for rot or damage and replace what needs replacing (additional cost only if needed, never a surprise). Install ice-and-water shield, synthetic underlayment, drip edge, starter strip, new flashing, then the new shingle or metal field. Ridge ventilation goes on last.
Step 5: Cleanup, Walk-Through, and Warranty Registration
End of last day: magnetic sweep across the entire yard and driveway, dumpster hauled away, final walk-through with you on the ground and drone fly-around. We register your GAF warranty with the manufacturer the same day. You get the warranty paperwork and final drone photos by email within 48 hours.

Salisbury Roof Replacement FAQs
How much does a roof replacement cost in Salisbury MD
Salisbury roof replacement prices range from $6,500 (entry-level 3-tab on a small ranch) to $58,000 (cedar shake or slate on a large historic home). Most homeowners we work with land between $9,000 and $18,000 for GAF Timberline HDZ on a standard 1,800 to 2,500 square foot home. Larger or more complex roofs cost more. Material choice, square footage, slope, and decking condition are the four biggest cost drivers. We provide free written estimates showing 2 or 3 tier options.
How long does a Salisbury roof replacement take?
Most Salisbury single-family replacements take 1 to 2 days for typical ranch and 2-story homes (under 2,500 sq ft). Larger or steeper homes (2,500 to 4,000 sq ft) typically take 2 to 3 days. We tear off, inspect decking, install underlayment, flashing, and the new roof field, ventilate properly, and clean up all in one continuous job. You can be home during the work; most homeowners are. We coordinate timing with your schedule, including factoring in Salisbury University faculty schedules or TidalHealth shift patterns.
What roof material is best for a Salisbury home?
For most Salisbury homes, GAF Timberline HDZ in a standard architectural color is the best value. It has a lifetime warranty, a 130 mph wind rating, and comes in colors that work on downtown historic homes, Camden corridor properties, and newer subdivisions. For homes with heavy storm exposure or owners planning to stay 15+ years, we recommend the heavier Timberline UHDZ upgrade. For 1920s through 1940s historic homes that want period-correct character, cedar shake or natural slate is the choice. For investment property owners on a tight budget, 3-tab shingle is the entry option.
