Step 3: Professional Repair Work

Not every leak needs a new roof. We will tell you straight: if a repair will get you another 5 to 10 years of life out of your existing roof, that is the right call. Here is how we think about it.
Repair is usually the right call when:
- Your roof is less than 15 years old
- Damage is localized to one area (less than 30 percent of the roof field)
- The decking underneath is solid (no rot, no soft spots)
- You have an insurance claim for storm damage and the adjuster approved a partial repair
- You plan to sell the home within 2 to 5 years and want to maintain current value without overinvesting
Full replacement makes more sense when:
- Your roof is over 20 years old and showing widespread granule loss
- You have multiple leaks in different parts of the roof
- The decking is rotted or sagging
- You have layered roofs (Salisbury code allows max 2 layers, and we usually tear off both)
- You plan to stay in the home 7+ years and want the full warranty reset
- The cost of repair would exceed 40 percent of the cost of full replacement
